A historic landmark in Potsdam with modern amenities

Description

In northern Potsdam, a unique residential neighborhood is taking shape on the historic site of the former Krampnitz Barracks. The Aurora Quartett combines heritage-listed architecture from the 1930s with contemporary living comfort—nestled between Lake Krampnitz, Lake Fahrländer, and the Döberitzer Heide. Located just about 7.5 kilometers from downtown Potsdam, the site offers everything that defines urban living in a green setting.

The first phase of construction will see the creation of 46 condominiums in a carefully renovated brick building with a distinctive façade. Apartment sizes range from approximately 47 m² to 171 m²—whether it’s a compact two-bedroom apartment with a terrace and private garden space on the ground floor, a barrier-free unit on an upper floor with a balcony, or a spacious duplex apartment in the air-conditioned attic: there’s a home here to suit every lifestyle. Every apartment features a balcony, a terrace, or a private garden, and every floor is accessible via elevator.

Completion is scheduled for March 2028, with full handover set for June 2028. The purchase will be made at a fixed price in accordance with the German Real Estate Brokerage and Development Ordinance (MaBV), with a notarized developer purchase agreement. For investors, a tenant maintenance fee of approximately €16.50/m² has been calculated; special depreciation for historic preservation under Section 7i/h of the Income Tax Act (EStG) as well as KfW subsidies are available upon application. Owner-occupiers can benefit from Section 10f of the Income Tax Act (EStG).

The entire Krampnitz neighborhood is being developed as a carbon-neutral, low-traffic area—with a planned tram connection directly to Potsdam, neighborhood parking garages, schools, daycare centers, and local amenities all within walking distance. This project is creating not just an apartment, but a fully thought-out living environment.

Living Amidst History and Nature – The Krampnitz Location
Krampnitz is located in the northern part of Potsdam, nestled between Lake Krampnitz and Lake Fahrländer. Its immediate proximity to two lakes and the expansive Döberitzer Heide makes it one of the most nature-rich residential areas in the entire region—while still offering excellent access to city life.
It is only about 7.5 kilometers to Potsdam’s city center. With the planned extension of tram line 96, which will run directly through the new neighborhood, the center will be reachable in about 20 minutes in the future—without a car. The location is also ideal for commuters to Berlin: Berlin-Spandau can be reached in just a few minutes via Federal Highway 2, and the Berliner Ring (A10) is only about 7 kilometers away.
Potsdam itself ranks among Germany’s most attractive cities. As a UNESCO World Heritage city featuring Sanssouci Park, the Dutch Quarter, and a vibrant cultural scene, it offers a quality of life that is second to none. At the same time, as a growing hub for science and media in Berlin’s affluent suburbs, the city benefits from stable economic development—a strong foundation for the sustainable appreciation of your property.
The new Krampnitz district itself is being developed as a complete neighborhood spanning 140 hectares: with schools, daycare centers, shopping, and green spaces—all within walking distance. Those who live here enjoy a lifestyle close to nature while still being right in the heart of it all.

The Aurora Quartett combines historic, preservation-listed architecture with a well-thought-out, modern interior design. Even during the renovation of the historic brick building, the utmost emphasis was placed on quality and durability—from the building envelope down to every single detail of the apartments.
The floors in all living and sleeping areas feature high-quality pre-finished parquet with a matte finish, specifically designed for use with underfloor heating. Bathrooms and storage rooms will be fitted with large-format floor tiles measuring 60 x 60 cm. The wall tiles in the bathrooms of the upper-floor and ground-floor apartments will be laid in the classic 20 x 20 cm format, while those in the penthouse apartments will also feature the modern large format.
The bathrooms are equipped with contemporary white fixtures: walk-in showers with real glass shower walls and thermostatic faucets, bathtubs, wall-hung toilets with soft-close seats, and high-quality vanities. All apartments will have a separate washing machine connection.
The apartment entrance doors are manufactured in a burglar-resistant design according to RC 2 with multi-point locks and security hardware. Interior doors feature a white finish with a smooth front. The windows are being replaced with wooden ones, deliberately designed to match the building’s historic appearance—painted in two colors on the outside and white on the inside.
Heating is provided by a modern underfloor heating system connected to a low-temperature local heating network. The penthouse apartments also feature a full-fledged air conditioning system that ensures comfortable temperatures even on hot summer days. Each apartment is equipped with a fiber-optic connection (FTTH) – for fast internet, phone, and TV from a single provider.
In the basement, each apartment has its own lockable storage room. Bicycles and strollers can be stored in a separate
